What to send with your enquiry

The faster a scope becomes clear, the faster a realistic number comes back. When you first get in touch, the most useful information is the property address, whether the space is owner-occupied or leased, the approximate square footage, the type of work involved, and the date you would like the space back in service. If an architect, designer or engineer has already produced drawings, sending the current set — even a partial or in-progress set — removes most of the guesswork from an early estimate.

Photos help as much as drawings on renovation work. A short walkthrough video of an existing suite, warehouse or storefront shows ceiling heights, existing mechanical and electrical service, floor conditions, demising walls and access constraints that no floor plan captures. For tenant work, the lease exhibit describing the landlord's work versus the tenant's work, along with any tenant improvement allowance, tells us where the budget line actually sits.

What happens after you make contact

A first conversation covers scope, site conditions, budget range and schedule. If the project is a fit, the next step is a site visit so the conditions behind the walls, above the ceiling and at the service entrance can be assessed in person. From there, the work is priced against the drawings and the assumptions written into the proposal, so you can see exactly what is included, what is excluded and where allowances have been carried.

On projects that need permits, the drawing set and the authority having jurisdiction determine the sequence. Municipalities across Metro Vancouver each run their own review process, and the City of Vancouver treats commercial alterations differently from other work. Permit strategy is discussed before pricing is finalised so the schedule reflects the approval path rather than an optimistic guess.

A large share of the work we take on sits inside buildings run by property managers. That means insurance certificates, hot work permits, elevator bookings, noise windows, hoarding requirements and building rules all form part of the schedule. Do you charge for an estimate? Initial conversations and budget-level discussions on projects within our service area are provided at no cost. Detailed pricing on complex scopes may require a completed drawing set.
