A portfolio built around commercial delivery

Multigroup Contracting has worked as a Vancouver general contractor since 2016, delivering commercial construction, tenant improvements, warehouse renovations, retail buildouts, coffee shop fit-outs and multi-unit residential work across Metro Vancouver. The projects below represent the categories of work we take on and the kinds of problems each category presents. Every project is different, but the constraints repeat: an occupied building, a landlord's rules, a permit path, a tenant's opening date and a budget that has to survive contact with existing conditions.

Gastown Office Tenant Improvement — Gastown, Vancouver

An office tenant improvement inside Vancouver's oldest commercial district, where heritage structures, tight loading access and limited service capacity shape what is possible. Work of this type usually involves demising the suite, rebuilding partitions, coordinating mechanical and electrical distribution above the ceiling, and delivering meeting rooms and open workspace to a firm's operating standard, all while neighbouring tenants stay in business.

Port District Warehouse Renovation — Port District, Vancouver

An industrial renovation in Vancouver's port area covering the practical realities of warehouse work: high-bay lighting, durable floor treatments, dock and door upgrades, and small office areas built inside a large industrial envelope. Main Street Café Buildout — Main Street, Vancouver

A café buildout on one of Vancouver's busiest independent retail streets. Coffee shop work carries the heaviest trade coordination per square foot of anything we build: espresso and water service, drainage, grease and general ventilation, electrical capacity for equipment, health authority requirements, custom millwork and a front-of-house that has to feel finished on opening day.

Robson Street Boutique Renovation — Robson Street, Vancouver

A retail renovation on a high-traffic downtown street, where landlord design criteria, mall or streetfront hoarding rules, and a fixed opening date drive the programme. Retail work is usually judged on lighting, finish quality and the accuracy of fixture installation, all of which have to be delivered inside a short construction window.

North Shore Residence — North Vancouver

Multi-unit residential building work on the North Shore, commissioned by a strata council and its property manager rather than by an individual resident. Common-area scope of this kind demands a different kind of scheduling than a vacant commercial site: the building stays occupied throughout, access and noise windows are fixed, longer lead-time materials are ordered early, and approvals run through council as well as the municipality.

How our projects are delivered

Pre-construction comes first. Scope is confirmed against drawings, existing conditions are verified on site, long-lead items are identified, and the permit path is mapped for the municipality involved. This is where most cost surprises are either caught or created, so it is the stage we treat most seriously.

During construction, the site is run with a single point of contact, a live schedule, and coordination between trades that reflects the real sequence of a job: demolition, structural and framing, mechanical and electrical rough-in, inspections, drywall and finishing, millwork and fixtures, then commissioning and deficiency work. Inspections are booked around the trade sequence rather than added at the end.

Closeout includes a walked deficiency list, the documentation the owner needs, and the occupancy or final inspection required by the authority having jurisdiction. On tenant work, that package usually also has to satisfy the landlord before the space is released.
